What theory does Miles have as to why the killer was interested in Erin?

Miles thinks the killer may have wanted to have children with Erin because he's admitted that his pineal gland work was going down the tubes. Ultimately, the killer is looking for the fountain of youth. He is looking for a way to be immortal, and he thought that he could do that by having children with Erin.
